Project Overview

25 Feet of Galvanized Kitchen Line Replaced — Four Tie-Ins & a Cast Iron Trap Swap

This Panorama City home had a 2-inch galvanized kitchen drain line that had reached the end of its service life. Galvanized steel corrodes and narrows from the inside over decades — slow kitchen drainage and recurring blockages are the classic symptom, and the only real fix is replacement.

The job involved replacing 25 feet of 2-inch galvanized kitchen line with new ABS plastic pipe and fittings, then tying in four additional drain lines under the house that connected into the replaced section. Our technician also opened the wall under the kitchen to access and replace the old cast iron tee trap with a new ABS fitting — eliminating the last corroded cast iron component in the drain system. All work warranted on parts and labor.

Step-by-Step Process

How We Got the Job Done

1
Step 1 — Assess & Plan

Assess the galvanized run and all connected drain lines before starting

Before cutting any pipe, we assessed the full 25-foot galvanized kitchen run and identified the four additional lines that tie into it under the house — plus the cast iron tee trap inside the wall. Understanding the full system prevents surprises mid-job and allows all materials to be staged before work begins.

2
Step 2 — Remove Galvanized

Remove 25 feet of 2" galvanized kitchen drain line

The 25-foot galvanized kitchen line was removed from access points under the house. Galvanized steel corrodes and develops internal scaling that narrows the pipe bore over decades — this pipe had restricted flow significantly enough that cleaning wouldn't restore meaningful capacity.

3
Step 3 — Install New ABS

Install new 2" ABS pipe and fittings across the full kitchen run

New 2-inch ABS plastic pipe and approved fittings were installed across the 25-foot run with correct slope and support. ABS does not corrode, scale, or narrow over time — it will outlast the home's remaining galvanized and cast iron components by decades.

4
Step 4 — Tie In Four Additional Lines

Connect all four branch drain lines to the new ABS main

Four additional drain lines under the house connected into the kitchen main at various points. Each was properly tied into the new ABS run with correctly angled wye fittings — ensuring proper flow toward the main without back-pitch or dead spots that cause recurring buildup.

5
Step 5 — Cast Iron Trap Swap

Open the kitchen wall and replace the old cast iron tee trap with ABS

The wall under the kitchen was opened to access the old cast iron tee trap — the last remaining cast iron connection in the drain system. It was removed and replaced with a new ABS fitting, completing the transition from all-galvanized/cast iron to all-ABS drain lines. Wall patched and restored on completion.

Why Galvanized Drain Lines Fail in Panorama City

Panorama City was developed in the late 1940s and 1950s — homes from that era were plumbed with galvanized steel for branch drain lines (like kitchen and laundry runs) and cast iron for main sewer lines. Both materials have a finite service life, and most Panorama City homes are now well past that threshold.

Galvanized steel corrodes from the inside out. The interior develops a rough, scaly surface that accumulates grease and debris faster than smooth pipe — and over decades, the bore narrows until flow is too restricted for reliable drainage. Recurring slow drains that keep coming back after cleaning are the signal that the pipe itself is the problem, not just a blockage. Replacement is the only permanent fix.

Common Questions

Sewer Line Repair in Panorama City — FAQs

Why does galvanized pipe need to be replaced instead of cleaned?

Galvanized steel corrodes and develops internal scaling that narrows the pipe bore over decades. Cleaning removes a blockage but doesn't restore the narrowed interior — the pipe's physical diameter has decreased permanently due to corrosion. Recurring slow drains that come back weeks or months after cleaning are the clearest sign the pipe itself is the problem. At that point, replacement is the only lasting fix.

What is a cast iron tee trap and why replace it?

A tee trap is a fitting used to connect a drain line branch — in this case, the kitchen drain — to the main line. Cast iron tee traps corrode over decades and can develop cracks, rough interior surfaces, and partial blockages that resist cleaning. Replacing it with a new ABS fitting eliminates a chronic corrosion point and completes the transition of the drain system to all-ABS — a material that doesn't corrode and won't need replacement for the life of the home.

Why were all four branch lines tied into the new ABS instead of left connected to the old pipe?

Leaving branch lines connected to the old galvanized main would mean reconnecting new pipe to old corroded fittings — a connection point that will fail in the near term. Tying in all four branch lines at the time of replacement uses correct ABS wye fittings at proper angles, ensures the full drain system is cohesive, and prevents a return call for a connection failure at the junction.

How long does ABS pipe last compared to galvanized?

Galvanized steel drain pipe typically has a service life of 40–70 years before corrosion becomes flow-limiting. ABS plastic pipe does not corrode, scale, or narrow. It is not subject to the hydrogen sulfide attack that degrades galvanized from the inside. Properly installed ABS drain pipe will outlast the structure it is installed in under normal residential use.

How soon can Team Rooter respond in Panorama City?

Same-day service is available in Panorama City for drain clearing and diagnosis. Galvanized replacement jobs are typically scheduled and completed within 1–2 business days. 24/7 emergency response at (800) 818-2397 for active backups in Panorama City and the San Fernando Valley.

Project Overview

Main Line Backup — Manual Excavation, Spot Repair, Camera Verification

This Studio City home came in with a main line backup that couldn't be cleared from the surface. Our technician determined that the blockage was embedded in a damaged section of pipe underground — it wasn't going to be cleared with a cable or hydrojetter alone.

We manually excavated to reach the pipe under the dirt, performed a spot repair on the blocked and damaged section, and then ran a camera inspection after the repair to confirm the line was clear, properly flowing, and in good condition. Work comes with a five-year warranty on all parts and labor.

Step-by-Step Process

How We Got the Job Done

1
Step 1 — Main Line Diagnosis

Determine the backup is structural — not just a blockage

When a main line backup won't clear with a cable snake or hydrojetter, the obstruction is typically structural — a collapsed section, a severely offset joint, or root intrusion in a broken pipe. On this Studio City call, the technician confirmed the backup required access to the pipe itself, not just clearing from the surface.

2
Step 2 — Manual Excavation

Hand-dig to reach the pipe underground

Manual excavation was performed to expose the blocked and damaged pipe section under the dirt. Hand-digging gives precise control over access size and protects surrounding landscaping and utilities from equipment damage — the right approach when the repair area is in landscaped ground.

3
Step 3 — Spot Repair

Remove and replace the damaged section

Once the pipe was exposed, the blocked and structurally compromised section was cut out and replaced. New pipe was fitted and connected with approved fittings, and flow and alignment were verified before camera inspection.

4
Step 4 — Camera Inspection

Run a camera to verify the full line after repair

After the spot repair, a camera was run through the full line to confirm the repair was correctly seated, the line was clear of additional blockages or damage, and flow was moving properly toward the sewer main. This camera run is what backs the warranty — we don't sign off without visual confirmation.

5
Step 5 — Backfill & Warranty

Backfill the excavation and warranty the work

Excavation backfilled and site cleaned up. All work — the spot repair and any replaced components — comes with a five-year warranty covering parts and labor. If anything in the repaired section fails within five years, we return at no charge.

Why Main Line Backups in Studio City Often Need More Than a Snake

Studio City sits in the foothills south of the Santa Monica Mountains, with many homes built in the 1940s through 1960s on original clay and cast iron sewer laterals. Tree root intrusion from the neighborhood's mature landscaping is a primary cause of recurring backups — but roots don't just block pipes, they eventually crack and break them.

A cable snake clears a blockage but leaves damaged pipe in place — which refills with roots or collapses further in months. Camera inspection after a main line backup determines whether the pipe is intact or structurally compromised. When it's compromised, a spot repair at the damaged section is the right call — and the camera run after repair confirms it's actually fixed, not just temporarily clear.

  • Camera inspection before and after every spot repair
  • Manual excavation when equipment access isn't available
  • 5-year warranty — parts and labor — on all spot repairs
  • Licensed, bonded, insured in Studio City and the San Fernando Valley
  • 24/7 emergency response for active main line backups

Common Questions

Spot Repair & Camera Inspection in Studio City — FAQs

Why couldn't the main line backup be cleared with a snake or hydrojetter?

A cable snake and hydrojetter clear blockages from existing open pipe — they cut or flush debris out of the line's interior. When the backup is caused by a structural failure in the pipe — a collapse, severe offset joint, or root-damaged section — there isn't enough intact pipe for cleaning to work. The debris or root mass is locked into a compromised section that has to be physically replaced before the line can flow properly.

Why is camera inspection done after the repair, not just before?

The pre-repair assessment tells us what's wrong and where. The post-repair camera run tells us the repair worked — the replacement section is correctly seated, the connection seals are tight, there are no additional problem areas further down the line, and the pipe is flowing properly. It's what backs the warranty. We don't sign off on a spot repair without visual confirmation from a post-repair camera inspection.

What does a 5-year warranty on a spot repair actually cover?

The five-year warranty on this Studio City repair covers the spot repair itself — the replaced pipe section and all fittings and connections. If the repaired section fails, leaks, or causes a backup within five years of the work date, Team Rooter returns at no charge to assess and correct the problem. The warranty is on the workmanship and materials used in the repair.

Are root intrusions common in Studio City sewer lines?

Studio City's mature tree canopy — oaks, palms, jacarandas, ficus — means significant root systems in the surrounding soil. Clay sewer pipe joints are a primary root entry point: roots pursue moisture, find joint gaps, and once inside they expand and crack the pipe over time. Recurring main line backups — especially in homes built before 1970 — are often root-related and indicate structural pipe damage, not just a blockage.

How soon can Team Rooter respond to a main line backup in Studio City?

24/7 emergency response is available at (800) 818-2397 for active main line backups in Studio City and throughout the San Fernando Valley and Los Angeles area. Same-day service for non-emergency camera inspection and diagnosis — spot repair is typically completed the same day as diagnosis when scope is confirmed.

Project Overview

Clogged Drain to Property Line Repair — Hydrojet, Spot Repair & Concrete Work

This Woodland Hills job started as a clogged drain call. Our technician hydrojeted the main sewer line through the cleanout access, which cleared the blockage — but camera inspection revealed a damaged connection at the property line that was contributing to the backup and needed to be repaired before the problem returned.

Our crew excavated a pothole at the property line to expose the connection, then repaired it using ABS plastic pipe and fittings. The job involved sawcutting and jackhammering concrete to access the pipe on one side, performing the spot repair, and then restoring the concrete on completion. Five-year warranty on the installation.

Step-by-Step Process

How We Got the Job Done

1
Step 1 — Hydrojet

Hydrojet the main sewer through the cleanout to clear the blockage

A high-pressure hydrojetter was run through the cleanout access to clear the main sewer blockage that was causing the backed-up drain. Hydrojetting cuts and flushes debris from the full pipe wall — not just a path through — leaving a clean interior for the camera inspection that followed.

2
Step 2 — Camera Inspection

Inspect the full line to confirm condition after jetting

After hydrojetting, a camera inspection revealed a damaged connection at the property line — the source of the underlying problem. The blockage cleared but the damaged connection would have caused a return backup without repair. Camera inspection is what separates a temporary fix from a real one.

3
Step 3 — Concrete Sawcut & Jackhammer

Cut and break through concrete to access the property line connection

The property line connection was below a concrete surface that required sawcutting and jackhammering to access. Precise sawcutting limits the concrete area that needs to be replaced — making final restoration cleaner and more durable.

4
Step 4 — Spot Repair

Excavate a pothole at the property line and repair the connection

A pothole excavation at the property line exposed the damaged connection. The compromised section was removed and replaced with new ABS pipe and fittings — verified for flow and alignment before the concrete was restored.

5
Step 5 — Concrete Restoration & Warranty

Restore the concrete and warranty the installation

After the repair was verified, concrete was poured to restore the cut and broken area. The finished surface is clean and properly cured. Five-year warranty on the installation — material and labor.

Why Property Line Sewer Connections Fail in Woodland Hills

Woodland Hills is one of the western San Fernando Valley's most established communities — with much of its housing stock dating from the 1950s through 1970s and original sewer laterals still in service. Property line connections are a common point of failure: they're where the property's private lateral meets the public sewer, and the junction is subject to soil movement, root intrusion, and decades of differential settlement between the two pipe systems.

Recurring main line backups that clear temporarily but keep coming back are often the sign of a property line connection problem — the blockage clears, but the underlying damage remains and refills with debris or roots. Camera inspection after hydrojetting is what identifies this — without it, the hydrojetting would have been a temporary fix on a structural problem.

  • Camera inspection after every hydrojet to confirm structural condition
  • Property line excavation and spot repair — concrete work included in scope
  • 5-year warranty on all installations
  • Licensed, bonded, insured in Woodland Hills and the San Fernando Valley

Common Questions

Sewer Line Repair in Woodland Hills — FAQs

Why didn't hydrojetting alone fix the drain backup?

Hydrojetting clears blockages from structurally intact pipe. When there's a damaged connection or broken section, jetting removes the debris temporarily but the structural defect remains — roots or debris refill the damaged area in weeks to months. Camera inspection after hydrojetting revealed the damaged property line connection that was driving the recurring problem on this Woodland Hills job. Spot repairing that connection is what prevents the backup from coming back.

What is a property line pothole and why is it used?

A pothole is a precisely sized excavation — large enough to expose the pipe and give technicians working room, but no larger. It minimizes the amount of surface material that needs to be removed and later restored. On a property line repair like this Woodland Hills job, the pothole is placed to straddle the property line connection — giving access to both sides of the joint at the repair point.

Does concrete restoration look good after a sawcut and repair?

A proper sawcut produces clean, straight edges — which gives the restored concrete a defined boundary and a professional finished look. The restored section will match the surrounding surface in texture and height. Over time, UV exposure may cause a slight color difference between old and new concrete — this is cosmetic and expected. The structural integrity of the new pour is equivalent to the surrounding concrete.

What does a 5-year installation warranty cover?

The five-year warranty covers the spot repair installation — the replaced pipe sections, all fittings and connections at the property line repair. If the installed repair fails, leaks, or causes a backup within five years of the work date, Team Rooter returns at no charge to assess and correct the problem. Warranty is on the work performed at the property line — not on the city's upstream infrastructure.

How soon can Team Rooter respond in Woodland Hills?

Same-day service is available in Woodland Hills for drain cleaning and camera inspection. Property line spot repairs involving concrete work are typically scheduled within 1–2 business days after camera diagnosis. 24/7 emergency response at (800) 818-2397 for active main line backups across Woodland Hills and the western San Fernando Valley.

Project Overview

A Main Line Backup That Required Five Phases — 25-Year Warranty on Everything

This Hacienda Heights job started as a main line backup that couldn't be cleared. What the camera revealed after each phase of work is what drove the next one — a systematic approach that ensured every problem was addressed, not just the most obvious one.

The technician hydrojeted through the cleanout, ran camera, performed a spot repair on the broken section. Camera inspection after the first spot repair revealed additional damage requiring a second spot repair — then more camera footage confirmed the condition warranted a full pipe burst to replace the sewer line. A second access hole was excavated at the cleanout section to create the entry point for the new pipe, and the clay pipes at the connection were trenched. All work — every phase — comes with a 25-year warranty on all parts and labor.

Step-by-Step Process

Five Phases — How We Got the Job Done

1
Phase 1 — Hydrojet

Hydrojet through the cleanout — the blockage won't clear

We hydrojeted the main sewer through the cleanout in front of the home. High-pressure jetting was unable to fully clear the blockage, which confirmed a structural issue in the pipe itself — not just a debris blockage — and signaled the need to dig down and access the pipe directly.

2
Phase 2 — First Spot Repair

Dig down to the pipe and perform the first spot repair

We dug deep to reach the pipe and ran a camera after exposure to inspect the line. A broken section was confirmed and repaired — the first spot repair, removing and replacing the compromised pipe segment. Camera ran again after repair.

3
Phase 3 — Second Spot Repair

Camera reveals additional damage — second spot repair required

The post-first-repair camera run found additional damage further along the line. Rather than assume that spot was the last problem, we performed a second spot repair at the newly identified damage point. Camera again after completion — and this time the footage revealed the full-line condition warranted pipe burst.

4
Phase 4 — Pipe Burst

Replace the full sewer line using pipe burst method

A second access hole was excavated at the cleanout section to create the entry point for the pipe burst. The bursting head was pulled through the line, fracturing and displacing the old pipe while pulling new pipe behind it. This replaced the full sewer line on the property in a single continuous run.

5
Phase 5 — Clay Pipe Trench

Trench and connect the clay pipes at the far end

At the far end of the pipe burst run, the connection to the existing clay pipes required a trench to make the transition. Clay pipe connection points from the new burst pipe were trenched, connected, and verified. All five phases complete — warranted 25 years on all parts and labor.

Services Performed

What This Job Required

🌊

Hydrojetting

High-pressure jetting through the cleanout — confirmed a structural issue when the blockage wouldn't fully clear.

📷

Camera Inspection (Between Each Phase)

Camera run after every phase — hydrojet, first repair, second repair, and pipe burst — to confirm what was fixed and what still needed attention.

🔨

Two Spot Repairs

Two separate broken sections identified by camera and repaired — each confirmed before moving to the next phase.

🔌

Trenchless Pipe Burst

Full sewer line replacement via pipe burst — second access hole excavated at the cleanout section as the burst entry point.

🪓

Clay Pipe Trenching

Trench at the far end of the pipe burst run to connect the new pipe to the existing clay pipe connection point.

25-Year Warranty

All five phases — hydrojet, both spot repairs, pipe burst, clay trench — warranted 25 years on all parts and labor.

Local Expertise

Why Sewer Problems in Hacienda Heights Can Require Multiple Phases

Hacienda Heights is a Los Angeles County unincorporated community developed primarily in the 1950s through 1970s — with original clay and cast iron sewer laterals now 50–70 years into their service life. Clay pipe is particularly vulnerable to root intrusion: joints separate over time under soil movement, and tree roots find the moisture and grow into the pipe, eventually cracking and collapsing sections.

When a sewer line has root damage across multiple locations — which is common in Hacienda Heights older laterals — repairing one section reveals the next. This is not a failure of the repair process; it's the camera doing its job. A systematic camera-between-phases approach is the only way to confirm the whole line is addressed, not just the most visible problem. The 25-year warranty on this job reflects the completeness of the work performed.

  • Camera inspection between every phase — no assumptions
  • Pipe burst when full line condition warrants replacement
  • Clay pipe trenching at connection points — all materials in scope
  • 25-year warranty on all parts and labor
  • Licensed, bonded, insured in Hacienda Heights and LA County

Team Rooter is an honest company to do business! They take care the job warranty without a question. Three years ago they repaired my sewer line with trenchless sewer pipe replacement. Last weekend the sewer backup to bathroom again. Called their customer service, unfortunately all the serviceman are out at the time, I got a local plumber came right way to clean out the blockage. Next day called Team Rooter reported the problem, a supervisor discuss the situation with me by phone and offered sending a technician to site to investigate. Mr. James Craig came with Cam Video the next day found tree roots break into pipe through a coupler. He immediately authorized a repair job: to break the concrete, dig 3 ft down to reach and replace the broken pipe coupler. Two men crew showed up next day completed the job which could value of thousands dollars but all under warranty. A special thanks to Mr. James Craig, his is knowledgeable and friendly. His kindly smile really comforts my anxiety. I would highly recommend Team Rooter for any plumber problem because rest assure they will come back to fulfill their promise.

Common Questions

Sewer Repair in Hacienda Heights — FAQs

Why did this job require two spot repairs AND a pipe burst?

Camera inspection after the first spot repair revealed additional damage at a second location. Camera inspection after the second spot repair showed the overall condition of the line warranted full replacement rather than further piecemeal repairs. Each camera run provides a complete picture of the remaining pipe — and the evidence supported pipe burst as the final step to ensure the full line is restored, not just the worst two spots.

What is the 25-year warranty on this Hacienda Heights job?

The 25-year warranty covers all parts and labor across every phase of this job — the hydrojetting, both spot repairs, the pipe burst installation, and the clay pipe trench at the connection. It is one of the longest warranties Team Rooter offers, and it reflects the completeness of the work: when the full line has been replaced by pipe burst, the installed HDPE pipe has a service life that supports a 25-year warranty on the installation. Please call for full details.

Why was a second access hole needed for the pipe burst?

A pipe burst requires at least two access points — an entry point where the bursting head enters the old pipe, and an exit point where the new pipe emerges and is connected. The cleanout location provided a natural access point, but a second hole at the cleanout section was needed to give the burst equipment the correct angle and working room to run the full property length cleanly. Proper access point placement determines how cleanly the burst head tracks through the existing pipe.

What does trenching the clay pipes at the far end involve?

At the far end of the pipe burst run, the new HDPE pipe needed to connect to the existing clay pipe that transitions to the city's sewer main. Clay-to-HDPE transitions require a short trench to access both pipes, make the connection with approved fittings, and backfill correctly. The trench is typically a small pothole — just large enough to make the connection properly. It's included in the total job scope and warranty.
