The plumbing at this Woodland Hills property had reached the age where the small parts start to give up together. Angle stops under the sinks were stiff and weeping, sink traps and basket strainers were corroded and leaking at the joints, and a couple of fixture drains were draining slowly from years of built-up debris. None of it was dramatic on its own — but a shutoff valve that won’t close is a real problem the moment a supply line fails.
Team Rooter worked through the property fixture by fixture. Every emergency shutoff was replaced with a new dual-outlet or single-outlet angle stop, the affected fixture and floor drains were cleared with a mini-jetter, and the drainage side of each kitchen sink was rebuilt with new PVC P-traps and premium basket strainers. Supply connections were brought up to date with a stainless dishwasher line, new washing machine hoses, and a new half-horsepower garbage disposal.
How We Got the Job Done
Step 1 — DIAGNOSIS
Fixture-by-Fixture Walkthrough
Our technician worked through every kitchen sink, lavatory, dishwasher and laundry connection in the Woodland Hills building, testing each shutoff valve, checking traps and strainers for leaks, and noting which drains were running slow. That list became the work plan for the next three days.
Step 2 — DRAIN CLEARING
Mini-Jetter on the Slow Drains
Before touching any new parts, the slow fixture and floor drains were cleared with a mini-jetter. High-pressure water scours the inside wall of the small-diameter line instead of just punching a hole through the debris, so the new traps and strainers were installed onto clean, free-flowing drainage.
Step 3 — SHUTOFF VALVES

Step 4 — SINK REBUILD
New Traps and Basket Strainers
Three kitchen sinks were rebuilt on the drainage side with new 1.5″ PVC tubular P-traps and premium basket strainers. A properly sealed trap holds its water seal, which is what keeps sewer gas out of the space — a worn strainer or a dried, cracked trap lets it through.
Step 5 — APPLIANCE CONNECTIONS
Dishwasher Line, Washer Hoses, New Disposal
A stainless dishwasher supply line replaced the old connection, both washing machine hoses were swapped out, and a new 1/2 HP garbage disposal was supplied and installed. Supply hoses and disposals are the two components most likely to fail quietly behind an appliance, so both were brought up to current standard.
Step 6 — TESTING
Water On, Every Joint Watched
With everything reassembled, water was restored and each fixture was run under load while the technician watched every new joint, trap and valve for movement or seepage. Drains were flow-tested, the disposal was run, and the whole job was documented with photos and video before the crew left.
