Project Overview

Repeat Kitchen and Laundry Backups Traced to Failing Under-House Drain Piping

The kitchen sink and the laundry standpipe in this Torrance home were both draining slowly and backing up, and clearing the line only bought a short reprieve each time. That pattern almost always points past the fixture and into the horizontal drain piping under the house — old pipe with bellied sections, rough interior walls and joints that no longer carry waste the way they should.

Rather than keep cabling a line that was at the end of its service life, Team Rooter replaced it. Crews worked the under-house run from the kitchen through the laundry — roughly 50 feet total — installing new upgraded ABS pipe and fittings with proper connections and correct fall. Access openings in drywall and stucco were cut where needed, the system was tested, and the openings were closed with rough patches ready for finish. The work carries a 10-year warranty on parts and labor.

📍 Torrance, CA — new ABS drain line run under the house

Step-by-Step Process

How We Got the Job Done

1

Step 1 — DIAGNOSIS

Confirming the Clog Was the Pipe, Not the Fixture

We started at the kitchen and laundry drains, checked how each fixture behaved, and followed the line into the crawl space to inspect the horizontal run. Camera and video documentation confirmed the recurring backups were coming from the condition of the under-house piping itself, not from a single isolated blockage.

Finding: a drain that clogs again shortly after clearing is telling you the pipe is the problem.
2

Step 2 — ACCESS

Opening Only What We Needed to Open

The replacement run required access through interior drywall and exterior stucco at specific points where the drain passed through the structure. We mapped those points first, protected the surrounding finishes and living space, then made controlled openings sized to the work.

Access planned around the pipe route to keep openings to a minimum.
3

Step 3 — REMOVAL

Taking Out the Old Kitchen and Laundry Drain Run

Working in the crawl space, crews removed the old kitchen and laundry drain piping across the full run. Removing it in sections let us verify supports, existing tie-in points and available slope before any new material went in.

Roughly 50 feet of aged drain piping taken out of service.
4

Step 4 — INSTALLATION

New Upgraded ABS Pipe and Fittings

We installed new upgraded ABS pipe with new fittings for proper connections at the kitchen, the laundry and the tie-in, setting consistent fall across the whole run and supporting the pipe correctly along the way. Clean, code-correct joints are what keep a drain like this flowing for the long haul.

Spec: new ABS pipe and fittings throughout, no reused sections.
5

Step 5 — TESTING

Flow and Leak Verification Before Closing Up

With the new line in place, we tested the system, ran water from both the kitchen and the laundry, and checked every joint under load for leaks and proper drainage. Nothing was closed up until the run passed.

6

Step 6 — RESTORATION

Rough Drywall and Stucco Patch, Site Cleaned

Once the line tested clean, we closed the access openings with a rough drywall patch inside and a rough stucco patch outside, cleared the work area, and walked the homeowner through photo and video documentation of the completed run.

Backed by a 10-year warranty on parts and labor.

Team Rooter is an honest company to do business! They take care the job warranty without a question. Three years ago they repaired my sewer line with trenchless sewer pipe replacement. Last weekend the sewer backup to bathroom again. Called their customer service, unfortunately all the serviceman are out at the time, I got a local plumber came right way to clean out the blockage. Next day called Team Rooter reported the problem, a supervisor discuss the situation with me by phone and offered sending a technician to site to investigate. Mr. James Craig came with Cam Video the next day found tree roots break into pipe through a coupler. He immediately authorized a repair job: to break the concrete, dig 3 ft down to reach and replace the broken pipe coupler. Two men crew showed up next day completed the job which could value of thousands dollars but all under warranty. A special thanks to Mr. James Craig, his is knowledgeable and friendly. His kindly smile really comforts my anxiety. I would highly recommend Team Rooter for any plumber problem because rest assure they will come back to fulfill their promise.

Local Expertise

Why Torrance Drain Lines Fail Under the House

A lot of Torrance housing stock sits on raised foundations with the kitchen and laundry drains running through the crawl space. Those horizontal runs take decades of grease, detergent and soil movement, and over time they belly, roughen inside and loosen at the joints. The fixture upstairs looks fine; the pipe underneath is the part that quietly gave up.

Replacement beats repeat clearing

When a drain clogs again within weeks of being cleared, cabling it a fourth time is money spent on the same problem. Replacing the run with new ABS at correct fall resets the clock, and doing it with clean access, real testing and proper patching means the homeowner gets a working drain instead of an open wall and a maybe.

How do I know my drain needs replacing instead of clearing?

If the same drain backs up again within weeks of being cleared, the pipe itself is usually the problem. Camera inspection shows whether the line has bellied sections, broken joints or heavy interior scale — conditions a cable can’t fix. On this Torrance job the kitchen and laundry drains both kept returning, which pointed straight at the under-house run.

Do you have to open walls to replace an under-house drain line?

Usually yes, but only at the points where the pipe passes through the structure. We map the route first and cut access openings sized to the work, then close them with rough drywall and stucco patches when the line has been tested. Most of the replacement happens in the crawl space, not inside the living area.

Why use ABS pipe for a kitchen and laundry drain?

ABS is a durable, smooth-walled drain material that resists the grease and detergent load a kitchen and laundry line sees. Its solvent-welded fittings make consistent, watertight connections, and the smooth interior gives waste far less to catch on than aged pipe with a rough or scaled bore.

Can we stay in the house during the work?

In most cases yes, with short planned periods where the kitchen or laundry drain is out of service. We tell you up front which fixtures are offline each day and protect the work area so the rest of the home stays livable. A run of this size took several working days start to finish.

What does drain line replacement cost in Torrance?

Cost depends entirely on what the on-site diagnosis finds — the length of the run, how the pipe is routed, crawl space conditions and how much access is needed. We inspect first, explain the options, and give you a transparent written estimate before any work begins, so there are no surprises once we start. Call (800) 818-2397 to set up an evaluation.
